Job Summary:
We are seeking a Tax Manager to have responsibility for the tax-related activities for CTP's data center business. This role will ensure compliance with federal, state, and local tax laws while optimizing tax strategies for real estate development, capital expenditures, and joint ventures. The ideal candidate will have experience in sales tax exemptions, property tax assessments, corporate tax compliance, depreciation strategies, and tax-efficient structuring.
Key Responsibilities :
- Manage internal quarterly reporting for sales tax exemptions related to capital expenditures and hiring incentives to support compliance with state program requirements.
- Ensure annual compliance with state and local requirements to maintain tax-exempt status on equipment purchases.
- Work with finance and procurement teams to track qualifying expenditures.
- Oversee property tax assessments related to facility improvements and ensure accurate reporting.
- Engage with external advisors to evaluate and challenge property tax valuations, ensuring fair assessments and identifying savings opportunities.
- Manage business tangible personal property tax filings, ensuring accurate classification and alignment with jurisdictional depreciation schedules.
- Determine optimal depreciable life for equipment and land improvements to maximize tax efficiency.
- Ensure compliance with tax regulations on capital allowances for corporate income tax reporting.
- Work with finance to optimize depreciation strategies for financial reporting and tax planning.
- Prepare and manage corporate income tax filings, ensuring compliance with federal and state laws, including proper treatment of capital allowances.
- Oversee tax calculations related to capital expenditures, depreciation, and net operating losses (NOLs).
- Maintain NOL balances and develop strategies for tax efficiency and carryforward utilization.
- Manage 1031 like-kind exchanges to defer capital gains tax on real estate transactions.
- Work with external tax advisors and legal teams to structure tax-efficient real estate transactions.
- Ensure compliance with IRS requirements for deferred tax exchanges.
- Support tax planning and reporting for complex ownership structures and joint ventures.
- Maintain and update capitalization tables for tax allocations and investor reporting.
- Advise on REIT structuring, pass-through entities, and investment tax implications.
- Manage tax audits and liaise with tax authorities on inquiries and disputes.
- Ensure GAAP tax accounting compliance and prepare financial statement tax disclosures.
- Collaborate with external tax advisors and auditors for annual tax reviews.
Qualifications:
- Bachelor’s degree in Accounting, Taxation, Finance, or a related field.
- Certified Public Accountant (CPA) or Master’s in Taxation (MST) preferred.
- 8+ years of experience in corporate tax, real estate taxation, or infrastructure-related taxation.
- Expertise in real estate development taxation, including depreciation, tax credits, and property tax management.
- Experience with sales tax exemption programs and compliance reporting.
- Strong understanding of capital structuring, joint venture taxation, and 1031 exchanges.
- Familiarity with financial modeling for tax planning and compliance.
- Proficiency in tax software and financial reporting tools.
Preferred Qualifications:
- Experience working in data center development, REITs, or infrastructure-related businesses.
- Knowledge of federal and state tax incentives for real estate and infrastructure projects.
- Experience managing international tax considerations (if applicable).
